We discuss your objectives and expectations to clearly define the motivation for the sale, selling timeframe, price expectations and preferred method of sale.

We will prepare a short video walkthrough and take photos of your property so we can prepare a brief for potential sales agents. We highlight all features and selling points to allow them to submit an accurate appraisal.

This will minimise disruption to you as you won’t need to arrange multiple viewings of your property for appraisals until we have appointed a sales agent.

Prepare Your Property For Sale

Depending on the condition of your property and your objectives, we may advise to complete minor or major renovations, clean up the yard, declutter and dispose of any belongings you no longer need or just do a general clean.

 

This will ensure your property is presented at its best and help you achieve the best price. Most buyers want a smooth transition into their new property and don’t like having to do any work after the purchase.

Request Appraisals

Utilising our network of quality sales agents, we will request appraisal submissions from experts in your suburb to compare the quoted ranges and fees as well as the recent sales history of similar properties from the agents. In some cases, agents may have a buyer who missed a similar property and could sell the property off market.

We will submit our own market analysis on your property and agree together on the price range and what agent is to be appointed based on your objectives and their listing presentation.

Market Your Property

In conjunction with the appointed sales agent your property will be marketed for sale and inspections will be scheduled for buyers. We will work closely with the sales agent observing the number of attendees and levels of interest.

Negotiate The Best Outcome

Any offers submitted will be assessed with the sales agent and we will negotiate the best outcome from acceptable offers with the most favourable terms for you.
